  • That is crazy.
  • So look at what it was twenty years ago.
  • Around six percent, seven percent, eight percent, right?
  • Now it's crept up to eighteen percent.
  • And you know what?
  • I believe that it's just going to get worse.
  • And look at this.
  • This gives a breakdown of what the investors are buying.
  • Investors are focusing on single family homes and condos.
  • And look at this, investors are focusing on buying lower priced homes, like starter homes, which is terrible because those are going to be your most affordable homes.
  • So here's how I look at this.
  • I'm going to give you my opinion.

  • So the way I see it, this is tricky because it's very tricky because I believe in free markets.
  • Like if you want to buy a rental property, then we'll go ahead.
  • This is a free country, right?
  • But that's the thing, if you're earning an average salary, then you are getting screwed over because you're being priced out of the markets by investors.
  • That is the reality.
  • So you need to make more than the average income to just stand the fighting chance.
  • That's the way it is right now.
  • But just think about this logically, because that means that if you're average income or below, then the odds are stacked against you.
  • So if we're saying average income or below, then that's fifty percent of Americans, and I'm sure it's going to be much more than that.
  • If you are an average income household in America,
  • and you bought your home five years ago, if you bought your home ten years ago, then I would say that you are very fortunate.
  • Very fortunate in most cases.
  • Because an average income American that is looking to buy their first home right now,
  • they're struggling to make the situation work.
  • I'm not saying that it's impossible for all new home buyers right now, but yes, it's nearly impossible for millions of Americans.
  • The math just simply doesn't work out.
  • Now, let me tell you this.
  • I find this very interesting.
  • Well, it's sad too.
  • So let's just say that you're trying to buy a home right now.
  • And let me tell you why it's so difficult to find a really good deal in today's markets.
  • Because back in the days, if you remember,
  • I think it was much easier.
  • I'm sure a lot of people would agree.
  • Pre pandemic, if you would look for a home, you could find so many great deals.
  • Like you would do some searching and then you'd stumble on something and you'd be like, wow, that is a steal for that price.
  • Or wow, that's a really good deal.
  • I would say in today's market, that is rare.
  • The inventory, I'm sure you've seen it, it's just dreadful for the prices that are being requested.
  • So I'm sure that a lot of you have already realized this,
  • I mean, I know.
  • I mean, I actively look, it's discouraging.
  • So I know how it is.
  • Okay, so what happened to the good deals?
  • Here's what happened.
  • Let's just say a good deal comes onto the market.
  • Let's just say that home is undervalued.
  • The big institutions, they're gonna find out about that property as soon as it goes on the markets.
  • They can afford to just jump on that immediately with an all cash offer.
  • They can afford to even go above list.
  • It's basically like they're waiting to pounce on that opportunity.
  • They have teams, they have algorithms just set up to move quickly.
  • That is their job.
  • So that's what people are up against, the average American.
  • Okay, now I wanna address this.
  • Because the other side of the argument, so I don't wanna just be one sided, I wanna tell you the other side.
  • They're saying that big corporations, these private equity funds, these hedge funds, they're not affecting the markets.
  • home prices in a meaningful way.
  • And supporters of this argument refer to this chart provided by Freddie Mac.
  • This shows that large corporate buyers own a very small percentage of the market, so it varies, but something around two percent of the entire markets of homes.
  • So that's their arguments, that these big corporate buyers, hedge funds, private equity funds, they own such a tiny piece of the market.
  • That's what they're saying.
  • But I wanna offer you this perspective.
  • So they're trying to debunk the arguments with that stats, but I'm gonna debunk their debunking.
  • So let's just say that big institutions do own about two percent of all the housing inventory, okay?
  • How many homes are there in America?
  • About one hundred and forty million homes.
  • What is two percent of one hundred and forty million homes?
  • That's about two point eight million homes.
  • If you round up, let's just call it three million homes.
  • Now, all of this talk about housing shortage, what's that all about?
  • They're saying that we are short about one million homes to four million homes.
  • That's the range that's typically given.
  • And I'm looking at these big institutions with three million homes on their books.
  • So how can you tell me that this is not contributing to record low home affordability and that they're not affecting the markets?
  • All right, so how do we solve this?

  • Personally, I think, and I've expressed this so strongly various times before, that the root of the problem, the source, is with the Federal Reserve.
  • And how these big institutions get access to easy money, I mean, you just can't compete with them or how the system is set up.
  • Until the system fails, that is, but that's not gonna happen tomorrow.

  • So Congress is trying to get involved, they're drafting up proposals, they're writing legislation, but they're not really doing anything.
  • It's like they're shadow boxing against a ghost.
  • The Senate drafted up this piece of legislation, the Affordable Housing and Homeownership Protection Act.
  • Senator Smith said, the goal of this bill is to help Main Streets compete with Wall Streets.
  • In a nutshell, this bill wants to impose a tax on real estate investors and institutions that own more than fifteen rental properties.
  • And this legislation was crafted in conjunction with the members of the House of Representatives.
  • This is called the End Hedge Fund Control of American Homes Act.
  • It says that this act seeks to put an end to this harmful practice of hedge funds buying up single family homes.
  • In a nutshell, they want to impose restrictions, bans, taxes, penalties, etc.
  • to discourage hedge funds from buying up homes.
  • So I'm going to keep it real with you.
  • None of these pieces of legislation are going to pass like this, at least not in their current form.
  • BlackRock and these big private equity funds, these hedge funds, they're connected.
  • It's the truth.
  • With so many of the House members, with the Senators.
  • So this is just not going to pass.
  • These bills are not going to pass.
  • But then how do you get Americans affordable housing?
